Period of life of a building is from time of forming mental concept of construction to ending its shelf life. Therefore, facility smart management and maintenance plays an important role in increasing length of shelf life of residential and non- residential buildings and will accompany the following advantages :


- Preventing to convert small problems to large and high-cost problems

- Reducing next damages in order to solve a fault and problem of building

- Maintaining the building in a suitable situation

- Securing and stabilizing comfort –welfare condition in a desired level


Existing information is very important to do a suitable maintenance and preventive repairs and lack of access to this information is largest factor of inefficiency in managing the building and improving its productivity . Other role of information ( especially as online ) in preventive maintenance – repairs is planning for continuous supervision and in orderly intervals based on intelligent analysis of information .

Running and complying with cases cause to run instructions of “care and maintenance of the building” according to argument 22 of national regulation of building, as better as possible.
